Shropshire Estate Agents is committed to complying fully with all applicable Anti–Money Laundering (AML) and Counter-Terrorist Financing regulations in the United Kingdom.

We take our legal and regulatory responsibilities seriously and have appropriate procedures in place to prevent the use of our business for money laundering or other financial crime.

2. Legal & Regulatory Framework
We comply with all relevant legislation and guidance, including:

The Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 (as amended)

Guidance issued by HM Revenue & Customs (HMRC)
As an estate agency business, we are required to conduct customer due diligence checks on certain clients and transactions.

3. Customer Due Diligence (Identity Verification)
Before or during the course of a transaction, we may be required to verify your identity.
This may include requesting:

Valid photographic identification (e.g. passport or driving licence)

Proof of address (e.g. utility bill or bank statement)

Additional documentation where necessary
We may also verify information electronically through approved third-party verification providers.

4. Source of Funds & Wealth
In certain circumstances, we may be required to establish the source of funds and/or source of wealth involved in a transaction.
This may include requesting evidence such as:

Mortgage agreements or lender documentation

Sale proceeds from another property

Inheritance or gift documentation
This is a legal requirement and helps us ensure compliance with AML regulations.

5. When Checks Are Required
AML checks may be required for:

Landlords

Tenants (in certain cases)

Any individuals or entities involved in a property transaction
We may be unable to proceed with a transaction until satisfactory checks have been completed.

6. Data Handling
All personal data collected for AML purposes is handled securely and in accordance with our Privacy Policy.
We store client information securely using our CRM system (Apex27) and only retain data for as long as required by law.

7. Refusal of Service
We reserve the right to:

refuse or delay a transaction,

or terminate our services,
if we are unable to complete required AML checks or if concerns arise regarding the legitimacy of funds or identity verification.

8. Reporting Obligations
Where required by law, we may be obliged to report suspicious activity to the National Crime Agency (NCA) without notifying the individuals involved.
